Buildability and planning options

A potential buyer will always feel more secure when they know that the plot meets the development plan's minimum requirements.
The building regulations in Cala Mendia offer a great deal of freedom:

This means that you can build a maximum of 306.86 m² of buildings on the larger plot. On the smaller plot, the maximum total buildable area would be 229.14 m² (including pool and terrace areas).
Please note that only one residential building is permitted per plot, and at least 30% of the area must remain undeveloped and landscaped.
Guidelines for constructing the respective house:
Each floor may measure either 137.40 m² for a large plot or 102.60 m² for a small plot. Terrace and pool areas are not included in this calculation. Only the area of the residential building is taken into account.
The height of the house is specified as comprising three floors (ground floor plus two upper floors). A crawl space is possible but not counted as a floor or included in the specified square metreage.
The distance to adjacent plots or the street/green zone must be at least 3 metres.
